Selling Check List
This list provides a guide to how you can present you property and attract the best possible price.
External
- Ensure your home looks inviting by having your lawns neat and tidy, and all pathways cleared.
- Add colour by placing some pot plants along the path to the front door.
- Check windows, doors and front verandahs are all clean, and there is a new mat at the entrance.
- If you have a pool, make sure it is sparkling clean before any inspection.
- The more inviting you can make the outside of your home, the greater the chance of buyers wanting to come inside to inspect it.
Internal
- Remove as much clutter as possible. If necessary, store the clutter until the sale is completed, to ensure the space is maximised in the property
- Have all carpets professionally cleaned as well as any rugs.
- If you have timber floors, check whether they need re sanding or polishing.
- Ensure that the bathroom is sparkling clean, and add some luxurious towels, soaps and scented candles for that “extra special touch”
- The kitchen is THE most important room in the house. Make sure there isn’t any clutter on the bench tops, re place cupboard and drawer handles where necessary and ensure the floor is in excellent condition.
- Bedrooms need to have the maximum amount of space, so think of purchasing “stand alone” cupboards if there are no built in wardrobes
- Dimmer lights are also very effective.
Finishing Touches
- If possible, have your property professionally cleaned.
- Ensure every room has been dusted, vacuumed, and new light globes provided where needed.
- Where necessary, add accessories, such as wall prints, fresh flowers, cushions and rugs, to enhance the ambiance of the property.
