- Drafts or Cold Spots – Stand near windows and doors; feel for air leaks.
- Heating System – Ask the age of the heater, is it electric or gas, the service history, and test how evenly heat is distributed.
- Insulation – Poor insulation in the attic or walls can mean higher heating costs.
- Window Quality – Look for condensation between panes (a sign of seal failure).
- Window coverings-Are the curtains or blinds adequate to keep the heat in?
Winter has shorter, darker days, so light is more important than ever:
- Are rooms getting enough natural light during the day?
- Do indoor light fixtures provide adequate brightness?
- Is the orientation of the home (north/south facing) good for year-round comfort?
Once you have completed the check list, it is a good time to rectify any issues before going to market.
